The role of the Construction Manager is to lead the project on the site in conjunction with the Project Team (Project Managers, Design Team, Site Construction Engineers, Project Coordinators) by performing duties including safety management, daily project control, assist in managing document control, submittal management, RFI’s, change order management, project coordination/scheduling, trade scope management, procurement delivery management, QA/QC management, and project reporting (Daily, Weekly, Monthly).

This position will be involved in field activities including working closely with the Project Team with daily face of work design/constructability, schedule & plan coordination and project budget control. The SCM will be working with subcontractors/vendors/design team regarding work performance, schedule, cost control and daily activities.

Essential Duties:

  • Maintain positive relationships with customers, contractors, suppliers & other employees.
     
  • Participates in all Pre-Construction Activities for assigned projects
    • Participate in meetings for project turnover with the Pre-Construction/Estimating.
    • Conduct a pre-construction meeting for all pertinent stakeholders, owners, contractors which may also include vendors, equipment suppliers, government regulators/inspectors.
    • Establish visitor procedures and guidelines for all stakeholders, vendors, regulators, others (permitting, inspections, testing, occupancy, other).
    • Establish/confirm delivery dates for material/equipment purchased by Symbiont.
       
  • Lead the Project Team with the preparation and presentation of Project Plans to Executive team.
    • Plan project with Project Team to address all issues on the project.
    • Understand the project plans and specifications.
    • Understand project estimate and budget set-up.
    • Understand the deliverables, contract terms and committed schedules.
    • Understand trade contractor and supplier contract scopes.
       
  • Coordinate and supervise all construction activities onsite.
     
  • Manages project safety requirements including but not limited to:
    • Promote job site safety, encourage safe work practices and rectifies job site hazards immediately.
    • JSA/JHA, Toolbox talks, Site Specific safety plans, contractor/vendor orientations
    • Manage all Special permitting (Hot Work, Critical Lift, etc.)
    • Manages all OSHA requirements, inspections and coordination.
    • Implement and manage the safety for all work on the project. 
    • Manages and maintains a clean and organized work site.
    • Ensure all company employees, contractors and visitors to the site adhere to the company safety policy.
       
  • Coordinates and setup of site logistics (i.e., trailers, equipment, parking, project flow, etc.)
     
  • Manages and maintain project logs including daily logs, weekly logs, photo logs, delivery logs, etc.
     
  • Establishes & Maintains Project Schedule.
    • Work with Project Team to prepare a detailed project schedule. (P6 or MS Project)
    • Monitor schedule updates in collaboration with Project Team & Outside Contractors, Vendors, Suppliers.
    • Prepare 2/4/6 Week Look-Ahead Schedules weekly.
    • Identify and resolve schedule conflicts to maintain project schedule.
       
  • Reviews project plans information and work scopes of work/bid packages for all work to be constructed
     
  • Maintains all project documents including reporting, contract drawings, specifications, shop drawings, and RFIs.
    • Coordinates with Procore Administrator and Project team on keeping plans up to date.
       
  • Manage and participate in all project meetings as required
    • Manage/direct and document all Daily meetings including pre-shift, mid-day coordination and daily end of shift meetings.
    • Participate and manage weekly job progress meetings with Project Team, Owner, Contractors, vendors and suppliers.
       
  • Participates in the submittal process.
    • Coordinates submittals between subcontractors and design team as completed.
    • Ensure full compliance of contractual requirements of submittals and documents during construction.  
       
  • Manage project QA/QC for the project to comply with plans and specifications
    • Conduct daily quality control inspections
    • Ensure all trades are correcting issues as they come up.
    • Eliminate need for punchlist at the end of the project.
       
  • Change Order management.
    • Manages changes from the field perspective and assists with time/material/equipment verification from Vendors and Subcontractors.  
    • Maintain detailed and accurate records of labor and materials utilized by contractors in performing out of scope work if a formal change order has not been negotiated.
    • Coordinates all change management documentation, including drawings, Owner or design team directives, or any other notice.
       
  • Direct all contractors/vendors/supplier/field trades to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to the project plans and specifications.
    • Work to resolve disputes that arise, prepare claim analysis when required by subcontractor claims.
       
  • Monitor testing/field service reports and documentation for projects as required.
     
  • Material and equipment expediting.
    • Maintain all logs to track and ensure timely deliveries of materials and equipment.
    • Coordinate timely deliveries to move project schedule. 
    • Turn in all delivery tickets and all invoices for processing.
       
  • Prepare & Maintains all documentation for the project from the field perspective.
     
  • Coordinate and manage the punchlist process at the end of the project.
     
  • Coordinate & schedule field service staff for commissioning and startup
    • Prepare and schedule pre-startup meeting agenda.
    • Assist other Symbiont staff with system start-up as required.
       
  • Provide notice of achievement of substantial completion and/or partial substantial completion to Symbiont’s Project Manager to facilitate preparation and execution of respective completion documents.
     
  • All other duties and responsibilities as assigned.


Required Qualifications:

  • Bachelor’s Degree in Construction Management, Civil Engineering or another Engineering discipline with an emphasis on Construction Management.
     
  • Past construction experience as tradesman, journeyman, superintendent and/or foreman.
     
  • Strong communication skills (both written and verbal) and exemplary interpersonal skills.
     
  • Ability to learn quickly and “think on your feet.”
     
  • High level of self-motivation and strong initiative.
     
  • Ability to prioritize and manage time, as well as the ability to work under tight deadlines.
     
  • Must have strong follow-up skills.
     
  • Excellent written and verbal communication skills.
     
  • Organized and good attention to detail.
     
  • Demonstrated ability to think critically and make sound decisions.
     
  • Experience using Microsoft Office (Word, Outlook, PowerPoint, Teams and Excel).
     
  • Ability to Travel 50%-100% if required.


Preferred Qualifications:

  • Previous experience in a construction/project management/project supervision
     
  • Trade Skill (i.e., carpentry, millwright, concrete, masonry, structural steel, MEPF trades.
     
  • Experience using construction software, Procore, Microsoft Project, Primavera P6
     
  • OSHA 10, OSHA 30, Confined Space Training, Other Safety Training
