Community Manager Job Responsibilities
Your management responsibilities include but are not limited to:
• A clear understanding of financial reporting and budgeting with the ability
to provide feedback to the corporate team in order to reach financial
monthly, quarterly and yearly goals.
• Experience in over-seeing one or more team members with the ability to
create a positive and productive work environment is expected of all
leadership roles.
• Recruit, retain, train and motivate all team members.
• Ensure all community goals are being met including but not limited to;
occupancy, resident retention, marketing, renovations, capital projects,
renovations and deferred maintenance in order to meet budgeted NOI.
• Work to exceed revenue goals.
• Maintain the budgeted occupancy, vacancy loss, concession and bad debt
recovery dictated by the community goals set forth by the corporate team.
• Must be proactive in finding and correcting problems within staffing and
the community by looking at projections and adjusting to market
• Experience with preparing and analyzing financial reporting including
budget projections.
• Ability to provide and receive criticism in a professional and constructive
• Must be flexible when needed and foster a positive, supportive and
productive work environment.
• Must organize and conduct periodic staff meetings that enhance a positive
team environment and productive goal setting.
• Pre-employment background and drug testing may be required.
Your operational responsibilities include but are not limited to:
• Monitor community daily to ensure all areas are up to par. These areas
include, parking lots, mailbox, model units, common area amenities and
Leasing Offices.
• Ensure income is being collected and processed according to company
• Review and approve all purchases in accordance with the company
purchasing guidelines and community budget.
• Complete weekly, monthly, quarterly and yearly inspections, audits and
reporting as dictated by company policy.
• Complete marketing requirements as dictated by company policy and
notify Supervisors of any upcoming marketing opportunities in your
• Review and approve timecard entries, PTO requests and bonuses per
company policy.
• Create and maintain a resident retention program in accordance with
company renewal and retention goals.
• Ensure that your community is adhering to city and state laws regarding
resident screening, resident relations, general community operations and
marketing standards.
• Process and submit collections and/or evictions according to local and
federal laws.
• Ensure all company required training is being completed and Fair Housing
laws are being followed by all team members.
• Keep an accurate and complete market survey according to company
• Review and approve all applicant requirements have been met prior to
move in.
• Conduct vacant ready walks on all units marked ‘ready for move in' prior
to showing to prospects.
• Make sure that all resident follow-up procedures are being met in
accordance to company policy.
• Work with onsite team to minimize turn and renovation time.
• Seek out and submit vendor bids for approval according to company
• Ensure that all vendor requirements for insurance and contact have been
submitted for approval and approved prior to working onsite.
• Oversee large capital projects and renovation schedules to ensure goals
are met.
• Attain and complete all vendor requirements as dictated by company
policy are being met prior to work being started at the community.
• Make sure all community software is being utilized proficiently as dictated
by company policy and guidelines.
