The Sales Associate position is directly involved and responsible for supporting the entire efforts of the Commercial Real Estate and Small Business Administration (SBA) origination team. This position assists in the prescreening, prequalification, pre-underwriting, processing, packaging, documenting, funding, and quality control of a complex CRE and SBA production goal.

Essential Responsibilities:

  • Primary job responsibility of this position is supporting the origination efforts of the SBA and CRE sales and loan originations team.
  • Detailed check listing and collection of data for all CRE and SBA loan files to ensure compliance with policy, procedure and regulations.

  • Assists in the gathering and review of a complete CRE and SBA package to be ready to properly submit to underwriting.

  • Maintain and organize complete loan package that meets KeyPoint standards in an electronic image format. Confirms that final loan package meets all requirements

  • Solves problems relative to processing and servicing of loans.

  • Performs prequalification assessment and analysis of financial condition and risk of financing request within framework of credit union and current economic and industry trends.
  • Coordinate processing of approved loans; insures loans are processed according to agreement, customer needs and conformity to CRE, SBA and credit union lending policies.

  • Assists in loan closing and funding, including loan document execution. Works closely with centers of influence (COI's) borrowers, meet up groups, trade associations, brokers, vendors, escrow, title to ensure timely and efficient loan closing.

  • Receives and wherever possible handles a variety of member inquiries and service requests and directs callers to proper credit union personnel.

  • Develops and maintains knowledge of financial industry, economy, market, conditions, rates, vendors and competition.
  • Assumes responsibility for special projects: gathers data and prepares reports for senior management audits and other personnel.
  • Performs operational duties, as needed.
  • Responsible for additional duties and project work that will be assigned on a regular basis from the commercial banking management team.

Valued Proficiencies and Skills:

  • Ability to effectively work with colleagues and on multiple projects simultaneously, managing time and resources to ensure work is completed efficiently and within established timeframes.
  • Knowledge of very complex and multifaceted commercial loan portfolio consisting of SBA 7A, investment-grade real estate loans, permanent working capital loans.

  • Reinforces the application of superior customer service through his or her own example along with appropriate follow-through with involve customers and employees.
  • Consistently applies superior decision-making techniques pertaining to new loans requests, approvals and request as they apply to existing policies and procedures, keeping within assigned approval limits and using these instances as learning tools for employee development.
  • Ability to work with minimal supervision while performing duties.
  • High degree of skill and knowledge in real estate underwriting, secondary market, lending documentation, and operations and lending based terminology are required.

  • High attention to detail and produces accurate high quality work, creative thinker, a team player, and flexible; Able to present self in a professional manner.
  • Good verbal and written communications skill.
  • Must be able to work in a time sensitive, multifaceted environment.
  • Relies on experience and judgment to plan and accomplish goals.
  • Familiar with a variety of the field's concepts practices and procedures.

Physical Requirements: (Including lifting, sitting, walking, bending, reaching and squatting % of time in each function)

Work environment: indoor office

Work position: standing 5%, walking 5%, and sitting 90%. Minimal lifting ~30lbs. and some carrying, bending, reaching, kneeling/squatting and climbing stairs/ladders.

Position Requirements
  • Ideal candidate will have an Undergraduate Degree or Associates Degree in finance, accounting, management, business or related field. Minimum five years of experience in financial institution in an accounting or finance, lending, credit analysis or related area with a very strong emphasis in CRE and SBA lending.
  • Advance experience, knowledge and training in all lending activities and terminology.

  • 5+ years’ experience in commercial and small business banking including loans and deposits.
  • Intermediate math skills; ability to calculate interest, market capitalization rates, commissions, proportions, and percentages; balance accounts; add, subtract, multiply and divide in all units of measure, using whole numbers, fractions, and decimals, locate routine mathematical errors, compute rate, ratio and percent including the drafting and interpretation of bar graphs.
  • Exceptional verbal, written and interpersonal communication skills with the ability to apply common sense to carry out instructions and instruct others, train personnel, write reports, correspondence and procedures, speak clearly to customers and employees.
  • Ability to deal with complex problems involving multiple facets and variables in non-standard situations.

  • Proficient in Microsoft Word and Excel.
