Description

Summary Objective

The Tax Status Researcher III is responsible for all facets of researching the payment status for customer's escrow and non-escrow loan portfolios including the procurement of delinquent tax amounts and the necessary fees and penalties due to cure any delinquencies. The Tax Status Researcher III is a senior-level position which requires advanced business acumen and extensive knowledge of tax service operations with specific experience in the procurement and research of tax delinquencies.

The role assumes all responsibilities of the TSR Researcher I / II positions and also requires advanced knowledge of all department processes and procedures. The Tax Status Researcher III may at times be relied upon for their expertise when assisting the TSR Team as well when managing various projects and tasks that are assigned in addition to their normal responsibilities.

Essential Functions

Researcher

  • Analyzes existing tax parcels and compares to agency information to confirm and validate the accuracy of the tax parcels and jurisdictions associated with the property
  • Researches a high-volume of complex issues typically requiring advanced knowledge of customer business rules and LERETA's requirements
  • Reviews agency websites, makes/receives phone calls or utilizes internal tax reports to research tax status and to identify delinquent taxes
  • Identifies imminent loss situations and escalates to management promptly
  • Investigates and reports property value and/or property exemption discrepancies
  • Manages new orders and pending queue items in accordance with LERETA's Standard Operating Procedures (SOPs), established performance metrics and the customer's Service Level Agreements (SLA's)
  • Conducts quality assurance checks on work performed by vendors and less experienced team members
  • Expedites research by utilizing advanced knowledge of state and agency requirements, processing instructions and calendars
  • Facilitates and participates in cross-training on departmental positions to provide coverage during the absence of a team member
  • Responsible for negotiating with attorneys and third-parties regarding pay-off and redemption information to prevent and mitigate tax sales

Processing

  • Prepares supporting documentation and requests approval for penalty checks and fees if research determines that LERETA is liable for delinquencies
  • Enters pay status and/or delinquent tax amounts into the system for reporting to the customer
  • Download or upload files to systems or vendors via approved methods and procedures

Data Entry

  • Transfers data obtained via phone, fax or e-mail to the LERETA servicing system in order to accurately disseminate information to the customer
  • Enters data received from Tax Collectors into the database

Productivity

  • Tracks and maintains daily production / workflow and accuracy expectations data in order to submit a status report to management on a daily basis

This position will perform other duties as assigned based on the needs of the department.

 
Position Requirements

Required

  • High School Diploma or Equivalent
  • Advanced Microsoft® Office Excel, Outlook, PowerPoint and Word skills
  • Must be able to type 50+ wpm (minimum)
  • Advanced knowledge of LERETA’S products and services and researching property taxes.
  • Advanced knowledge of servicing systems, browsers, databases and other technologies to troubleshoot client issues
  • Advanced research experience / technique

Preferred

  • 1-2 years of College Education
  • 1-2 years of related mortgage servicing experience; preferably direct experience with property tax
  • Knowledge of Real Estate Settlement Procedures Act (RESPA) and Consumer Financial Protection Bureau (CFPB) regulations
