Established in 1899, Woodland Park Zoo has been a leader in exhibit design, conservation work, and animal care for over 120 years. We are currently seeking a creative and proactive project manager with diverse design and construction experience to join our Capital Projects team.
As Project Manager, you will be uniquely positioned to help implement the zoo’s strategic vision, lead long range planning, and oversee major improvement projects that will shape the future of the zoo. Responsible for management of Capital Improvement projects and Seattle Park District funded major maintenance projects. Assists and supports long-range and strategic planning efforts. Directs, oversees, leads, and coordinates contractors, consultants, other professional and technical staff to manage project planning, design and construction. Provides leadership, design, and technical knowledge for diverse projects including building, utility, exhibit and site improvements. Responsible for delivering projects within established scope, budget, and schedule.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Coordinate and oversee planning, design, and construction process for development and renovation of Zoo facilities, exhibits, and grounds.
- Develop and manage project budgets and schedules. Monitor and document expenditures, track progress, and ensure adherence to approved budgets and schedules.
- Coordinate consultant and vendor selection processes. Prepare, negotiate, and administer consultant and vendor agreements.
- Oversee production and review design/construction documents produced by consultants including drawings, specifications, and interpretive materials. Manage, schedule, and oversee internal project review through various stages of planning and design, and facilitate coordination between zoo departments.
- Develop and produce design and construction documents for work by zoo staff, consultants, and contractors.
- Ensure project development and execution is in compliance with applicable codes and policies including: WPZ’s Long Range Physical Development Plan (LRPDP), WPZ’s Sustainability Plan, WPZ’s Strategic Plan, Seattle Building Code, the American's with Disabilities Act, and other agencies having jurisdiction (AHJ’s).
- Manage and lead project permitting process. Lead early review of permit requirements and establish permitting strategy with regard to scope and schedule. Oversee and manage permit applications and issuance.
- Prepare and make presentations. Facilitate input from zoo administration and staff, Seattle Parks and Recreation staff, the general public, and other project stakeholders. Monitor ongoing project status and communicate progress, problems, and compliance to stakeholders.
- Manage bidding process, oversee execution of construction contracts, and oversee work performed by consultants and contractors during construction.
- Perform construction contract administration including preparation and review of change orders, requests for information, submittals and progress payments. Monitor and evaluate design and construction progress, inspect work, and ensure compliance with contract documents.
- Develop, organize, and compile project data, and record documents from planning through construction and closeout.
- Assist and support zoo staff on fundraising initiatives and grant writing. Seek incentives, grants, and other opportunities for funding or cost sharing from outside entities or vendors.
- Perform other duties, of a comparable level and type, as assigned.
- Bachelor's degree in landscape architecture, architecture, engineering, construction management, or a related field; and 5 years’ experience in a position responsible for managing the design and construction of projects in one of these field; or an equivalent combination of education and experience.
- A minimum of five 5 years’ experience and demonstrated proficiency using design and project management software systems including AutoCAD, Adobe Acrobat, MS Project, MS Office Suite, or equivalent systems.
- Valid Washington State driver’s license.
- Demonstrated experience managing capital projects through the planning, design, and construction phases.
- Demonstrated ability to facilitate effective project teams and manage stakeholder relationships.
- Demonstrated ability to communicate and work effectively within a diverse workforce and serve a diverse customer base.
- A proactive and creative approach to problem solving and the ability to work independently.
- Professional Landscape Architect, Architect or Engineer license.
- Experience designing and managing zoo capital improvement projects.
- Experience managing public works projects in a governmental setting.
- Working knowledge of engineering and architectural design principles, practices and procedures, estimating techniques, project accounting, and project management best practices.
- Experience designing and managing diverse projects, including both new facilities and facility renovations; and a working knowledge of various construction methods and systems such as civil, structural, mechanical, electrical, and plumbing.
- Strong familiarity with the American's with Disabilities Act and knowledge of how it applies to project design and construction.
- Experience working with and producing presentation graphics using SketchUp, Revit, or other 3D modeling software.
- This position may be required to lift up to 30lbs.
