Share Email Opening Title Facility Manager  Category Maintenance   Description The Facility Manager will perform minor maintenance and repair of building structures and mechanical, electrical and sanitary systems and related machinery and equipment. Repair and replace plumbing fixtures and replace broken glass. Anticipate problems and work to mitigate the anticipated problems. Complete tasks within estimated time frames and budget constraints. Interact with government management personnel and performs other related duties as assigned. Additional Responsibilities Include, but are not Limited To: Responsible for proper coordination of facility construction, modification, maintenance, and repair activities. Update facility changes as they occur to commercial software drawings, such as AutoCAD and VISIO. These changes shall reflect the current facility configuration for real property and installed support equipment. Maintain and update historical records of facility maintenance and repair. Perform Routine Maintenance (RM), Preventative Maintenance (PM) and Preventative Maintenance Inspection (PMI) on systems/equipment and special devices belonging to or being maintained by the using work center for which the contractor is responsible. Additional RM, PM and PMI within the organization will be accomplished by the contractor as requested or required. This will be accomplished by Electronic Maintenance Data Sheet (EMDS) scheduling. Support the equipment custodian for organizational account and provide control of equipment, both Test Measurement & Diagnostic Equipment (TMDE) and non-TMDE items, assigned to STO. Control equipment inventory by updating the EMDS as new equipment is received in the organization and as non-serviceable obsolete equipment is turned in. Non-serviceable or obsolete equipment shall be identified with an attached DD Form 1577. Equipment turn-ins and transfers shall be correlated and verified via EMDS. Control equipment by using personal computers (PCs) via bar-coding equipment or other means governed by the AFRL regulations. This will include the use of computer generated hand receipts and transient worksheets, filed in an area easily accessible to the COR, contractor program manager, and contractor alternates performing that task. This information will be checked and filed daily, along with an annual 100% wall-to-wall physical inventory of equipment. Install, or coordinate installation, and inventory support equipment for both laboratory and office administrative needs (e.g. telecommunications, audiovisual, shredders, and furniture) as required. Maintain and update all records of all equipment quarterly, and update equipment inspection status as required. Establish and implement methods of ensuring all chemical and hazardous materials are inventoried and accounted for. The contractor shall assist with the ordering, inventory, usage, destruction and turn-in of materiel and materiel containers. Provide verbal feedback to government of ongoing and planned work efforts at recurring meetings. Complete facility janitorial services as required.
