POSITION SUMMARY: BASIC FUNCTION

 

The MEP Manager (Mechanical/Electrical/Plumbing) is responsible for representing the RagingWire team throughout the construction and commissioning of a new data center or data center expansion project. The MEP Manager’s role is to constructively interact with the data center development team to ensure that the facility meets the highest standards of safety, operability, maintainability, efficiency and operational readiness that are consistent with the project scope, schedule and budget.

 

The MEP Manager is a subject matter expert in data center electrical/mechanical systems, infrastructure, and engineering practices, is experienced on construction projects with an operational perspective. This MEP manager has strong interpersonal skills, technical expertise in the data center operations field, knowledge of the construction process and a thorough understanding of commissioning methods and objectives.

 

 

ESENTIAL DUTIES & RESPONSIBILITIES:

  • Responsible to directly manage the safety, quality, and conformance of all MEP scope on the construction project.
  • Is a member of the RagingWire project team that coordinates and provides onsite support for the project.
  • Provides constructability reviews and VE into the design process.
  • Validates that drawings and specifications accurately reflect the desired construction quality and scope.
  • Supports preconstruction activities to ensure consistency with other projects.
  • Ensures all field installations are in accordance with the design.
  • Attends FWT’s and ensures all equipment performance is to specifications and approved shop drawings and submittals.
  • Ensures all Contractors and Suppliers are following safety best practices.
  • Ensures all equipment is specified to be available, and constructible.
  • Manages site specific CQM program for equipment & build quality including review of Specifications, bid analysis, PO’s, Submittals, FWT, freight/logistics, care/custody, protection, installation, startup, commissioning.
  • Coordinates with the CF Ops team to develop a project-specific Operational Transition Plan.
  • Establishes a positive working relationship with the project design and construction teams, both internal and external to the client organization. Establishes a clear line of communications between the Operations and Construction and Commissioning teams, along with the proper protocols for issue identification and resolution.
  • Utilizes knowledge of operational best practices and the owner’s project requirements to review the project documentation for potential pitfalls and opportunities for improvement.
  • Attends construction and commissioning meetings to keep abreast of project developments, to develop a detailed understanding of the facility design and operation, and to track program changes and their potential impact.
  • Observes key installation and test procedures to ensure conformance with project goals and to gather information for operational documentation and training.
  • Assumes responsibility for operational readiness. Proactively works with Construction and Commissioning teams to ensure that required documents and information are delivered according to specifications and on time. Coordinates with Operations team to deliver the information needed for development of the Critical Environment Program. Other readiness activities include:
    • Ensures that the subcontractor and vendor training is properly developed and delivered.
    • Assists in the development of site Standard and Emergency Operating Procedures.
    • Assists in the development of site-specific training materials.
    • Assists in the practical training of Site Operations team members.
  • Performs periodic site inspections and reports any construction issues uncovered or conditions that could affect the operational reliability of the facility. This includes meeting participation to ensure smooth coordination and tracking of issue resolution.
  • Provides regular reports to Operations Management on project progress and issues.
  • Performs other duties as assigned.
  • Regular, predictable attendance is essential for satisfactory performance.

 

 

KNOWLEDGE, SKILLS & ABILITIES

  • Must have overall expertise in Data Center construction with specific expertise in Electrical systems and construction practices.
  • Background in MEP Construction and knowledge of MEP Construction means and methods.
  • Expertise in working around energized electrical work, control of hazardous energies, proper PPE for the task, lockout/tag out procedures, and kirk key schemes.
  • Comprehension of critical-path schedule development, management of trade performance and productivity.
  • Proficient with computers to include the utilization of Microsoft programs such as Word, Excel, Power Point and Outlook.
  • Able to work in a team environment. Even-tempered and able to work through conflict with others.
  • Flexible and willing to consider others’ ideas.
  • Manages stress and/or fast-pace effectively.
  • Excellent communication and problem-solving skills.
  • Expert knowledge of critical facility operational requirements.

EDUCATION & EXPERIENCE

  • Bachelor’s degree or equivalent education and/or related work experience required.
  • Electrical Engineering degree preferred with an extensive career in building complex industrial facilities.
  • Requires a minimum of 12 - 15 years’ experience leading Electrical construction of industrial facilities including a minimum of 7+ years’ experience in the data center industry and a minimum of 5+ years’ experience in a supervisory/management role.

 

PHYSICAL REQUIREMENTS

  • Familiarity with construction sites and hazards and ability to navigate project sites safely and in control.
  • Primarily walking, standing, and bending with some sitting.
  • Able to hear and speak into a telephone.
  • Close visual work on a computer terminal.
  • Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments.
  • Able to climb a ladder and work on a raised platform.
  • Able to lift and carry up to 50 lbs.

 

WORK CONDITION

  • 50%: Standard office; Data Center environment with varying temperatures and loud noises; extensive daily usage of workstation or computer.
  • 50%: Construction jobsite at various levels of development.
  • Must be comfortable working in a highly critical, fast paced environment shifting priorities.
  • Must be able to respond to emergency situations at the data center.
  • Must be available by phone during assigned work schedule and after hours for emergency situations.
  • Must be willing to work outside normal business hours, including weekends, late nights, holidays and on-call support.

 

SPECIAL REQUIREMENTS

  • Periodic national travel to RDC locations, up to 30%.
  • Must work on-site; no telecommuting permitted.
  • Must wear close-toed shoes with a solid leather or composite sole or steel toed boots as needed in construction environment.
  • Must possess a current, valid state-issued driver’s license.
