Purpose of Division:

NeighborWorks America (NWA) is a national nonprofit organization established by Congress in 1977 to provide financial support, technical assistance and training to a network of community based organizations. The Organizational Assessment Division (OAD) assesses the health of organizations within its network, including in depth analyses of financial health and mission delivery. With over 30 years of experience in organizational assessment, OAD shows organizations how to better meet their objectives and maximize their investments. OAD assessments include a review of real estate development, asset management, property management, lending, homeownership promotion, homeownership preservation, and community building and engagement business functions.

Position Summary:

Reporting to the Senior Director of External Assessments, the Manager is a highly visible and professional position within OAD. This position is responsible for writing non-profit business assessments on organizational capacity, performance and financial health issues. This position is responsible for conducting onsite assessments of network organizations with a focus on (but not limited to) organizations whose core business involves Real Estate Development, Asset Development or Property Management and general community development that involves a diverse array of lines of business. This position assists or leads specialized teams and uses analytical tools, core technical skills and evaluation methods to assess current and potential network organizations.

Essential Duties/Responsibilities:

  • Organizing and conducting eight to nine (annually) non-profit business assessments of current and/or potential NWOs with a focus on organizations involved in Real Estate Development, Asset Development or Property Management. Implementing assessment procedures, practices and methods consistent with management’s guidance and in coordination with NWA priorities and NWO concerns. Examining policies, procedures, practices, and documents off-site and onsite against NeighborWorks America requirements, industry standards, and good business practices. Coordinating and implementing on-site assessment tasks, assessment methods, meeting schedules and preliminary reporting of results to NWO leadership on-site.
  • Communication and writing abilities that demonstrate strong analytical skills, resulting in final written reports based on customer feedback consistent with OAD quality assurance procedures and identifying performance improvement needs.
  • Ability to conduct Interviews with the organization’s board and committees, management, staff and funders.
  • Capacity to assess financial health through audit analyses, current financials and onsite interviews with staff
  • Working with a moderate level of independence and within established departmental guidelines and priorities. Assisting with tool development, training and other corporate initiatives as assigned.
  • Commitment to learning other lines of business that promote affordable housing and community development.
  • Assisting with on-the-job training of new staff and consultants. Designing and teaching workshops for OAD staff, consultants, NWOs and other NWA business units, as needed.
  • Assisting with the identification of “best practices” with special focus on financial management, and [SELECT ONE] 1) Real Estate Development, Asset Development or Property Management 2) Lending and Homeownership Promotion, 3) general community development that involves a diverse array of lines of business, or 4) providing community services through grant funded programs such as community action agencies..
  • Participating in and leading divisional or cross-divisional task groups established to improve coordination, information or practices.
  • Responding to follow-up requests for information and assisting with related trend analysis.
  • Writing and presenting various internal reports and other additional specialized reports to other NWA business units.
  • Spanish speaking skills is an essential part of this job as travel to network members in Puerto Rico and communities where Spanish is spoken is part of the job.

Nature of Work Contacts:
Specific contact with OAD financial analysts and other NWA staff focusing on financial health issues within network is required.

Position Requirements

Required Minimum Qualifications:
(a) Education: A bachelor’s degree in business, non-profit management, finance, accounting or related field is required.

(b) Experience: A minimum of eight (8) to ten (10) years’ relevant professional experience, preferably in finance, real estate development, asset management or property management. Will consider any combination of training, education and experience that provides the required knowledge, skills and abilities. Advanced experience with non-profit boards of directors, including service on a non-profit board of directors preferred. Advanced, in depth experience in developing outcome-based performance evaluations. In depth experience in evaluating financial statements and demonstrated recent experience in applying financial analysis skills.

(d) Knowledge, Skills & Abilities: Knowledge of affordable housing or community development industries is required.

Preferred Qualifications:
A Master’s degree in business, non-profit management, finance, accounting or other related field. Fluent in Spanish.
