POSITION SUMMARY: BASIC FUNCTION

 

The Director of Pre-Construction is responsible for identifying constructability issues and creating conceptual estimates and schedules beginning at site selection. Through site master planning and the design phase, the Director of Pre-Construction will obtain accurate and up-to-date pricing information from databases, contractors, and suppliers to establish final project budgets and schedules. The Director of Pre-Construction is directly responsible for contractor performance against schedule and budget prior to General Contractor mobilization and construction handoff.

 

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Construction representative in site selection process to coordinate and provide cost analysis and advise on all constructability issues involved with all aspects of site master planning, any required entitlements, and development activities.
  • Leads the preconstruction team and contractors through cost analysis exercises which include value engineering options, maintenance costs, and total costs of ownership for the major capital project portfolio.
  • Leads internal stakeholder and finance team to identify RagingWire direct costs which include Owner Furnished, Contractor Installed Equipment, Energy and Substation Costs, IT and Network, and direct contracts.
  • Company liaison with Authorities Having Jurisdiction (AHJ) at the local, state, and federal level to ensure compliance with both building codes and health, safety, and environmental regulatory requirements.
  • Develops preliminary schedules, project plans and cost estimates with contractors, integrators and internal stakeholders.
  • Prioritizes and supports client requirement, security requirement and retrofit projects in live mission-critical environments and occupied spaces when required.
  • Responsible for soliciting bids from General Contractors and vendors when required and negotiates all construction manager contracts prior to execution, including Guaranteed Maximum Price contracts. Reviews subcontractor bids and authorizes subcontractor awards.
  • Identifies project technical, schedule, cost and operational risk and maintains risk register; develops mitigation strategies to lower risk severity and probability prior to project start.
  • Leads regular status update meetings after land purchase and through the design phase for internal stakeholders and the executive team up through general contractor mobilization.

KNOWLEDGE, SKILLS & ABILITIES

  • Knowledge in design and deployment of technical electrical and mechanical systems.
  • Experience in managing complex architect/engineer, general contractor and subcontractor relationships and knowledge of contracting processes in the design and construction industry.
  • Ability to read and interpret drawings and equipment specifications.
  • Must be very organized, analytical, and structured with the ability to respond to fast-track design-build requirements throughout North America.
  • Understanding of Project Management, Planning, Construction Management, and Data Centers.
  • Ability to demonstrate strong capability and expertise in Excel, PowerPoint and SharePoint.
  • Proficient with computers to include the utilization of Microsoft programs such as Word, Project, and Outlook and Primavera P6.
  • Strong executive presence – able to convey complex and technical concepts to a non-construction audience.
  • Able to work in a team environment. Even tempered and able to work through conflict with others.
  • Flexible and willing to consider others ideas
  • Manages stress and/or fast-pace effectively.
  • Excellent communication and problem-solving skills.

EDUCATION & EXPERIENCE

  • BA or BS or in Construction Management or equivalent education and/or work experience of 12 years in construction required.
  • Minimum of 12 years working in a corporate or large matrix organization environment; different regional experience a plus.
  • 5 years of large construction project ($100M) management; data center project experience >20 MW is a plus.

PHYSICAL REQUIREMENTS

  • Primarily sitting with some walking, standing, and bending.
  • Able to hear and speak into a telephone.
  • Close visual work on a computer terminal.
  • Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments.
  • Able to lift and carry up to 20 lbs.

 

WORK CONDITIONS

  • 75%: Standard office; Data Center environment with varying temperatures and loud noises; extensive daily usage of workstation or computer.
  • 25%: Construction jobsite at various levels of development

SPECIAL REQUIREMENTS

  • Work out of the Sacramento site preferred.
  • Must possess a current, valid state-issued driver’s license.
