Primary Role:

The Maintenance Technician position is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain the homes within the Natural Retreats’ portfolio in order to ensure an exemplary guest experience. The primary function will be to carry out the servicing and maintenance of all Cape San Blas properties, including monitoring of usage by guests and owners. This position will act as an interface on occasion between Natural Retreats and the company’s employees, third-party vendors, and guests and owners. This position will be responsible for the upkeep of buildings, homes, and grounds in Natural Retreats’ portfolio to ensure a high level of guest and homeowner satisfaction

  • Perform diversified duties to troubleshoot and maintain core home systems:
    • Basic repairs to interior and exterior home aesthetics (i.e. painting, dry wall repair, basic construction, etc.)
    • Moving equipment, appliances, furniture, etc.
    • Removing items from home for disposal.
    • Maintain lawn, walkways, driveways, etc.
    • Sand, debris, and leaf removal
    • Diagnose problems, replace or repair parts, test and make adjustments.
    • Pick up trash.
    • Perform regular preventative maintenance in homes.
    • Perform a variety of plumbing, maintenance and carpentry functions or seek assistance from approved outside vendors.
    • Assist housekeeping when needed
  • Perform general maintenance pre-checks prior to owner or guest arrivals.
  • Perform general maintenance departure-checks upon owner or guest departure.
  • Perform weekly inspection checks on assigned properties and returned completed checklist daily.
  • Record billable items and hours to be billed to guests and/or owners for worker orders.
  • Monitor and enforce policies regarding property usage.
  • Maintain detailed records of service performed in all units, according to the daily time sheet.
  • Communicate the completion and progress of assigned work orders.
  • Prepare proposals for home repair and maintenance for homeowners.
  • Provide emergency/unscheduled repairs to homes and perform scheduled maintenance repairs.
  • Read and interpret equipment manuals and work orders to perform required maintenance and service.
  • Prepare and document home conditions for storm preparation
  • Diagnose problems, replace or repair parts, test and make adjustments.
  • Responsible for tracking and up keep of assigned tool inventory.
  • Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
  • Comply with safety regulations and maintain clean and orderly work areas.

Hours of Work

Due to the nature of the job, the Maintenance Technician should be flexible with his/her hours. Weekends and holidays are required and will generally be busy and considered working days with guest arrivals and departures although these can be covered on request and approval of the Maintenance Manager and General Manager. We encourage all of our team members to take 2 days off per week where possible. Guests can arrive at unpredictable times, and the Maintenance Technician should always be available in case of emergency, which includes evenings and on call hours. Generally, this means working some inconsistent hours.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

While performing the duties of this job, the employee is regularly required to talk and hear. The employee is frequently required to stand, sit, walk, use hands to finger, handle or feel with hands and arms. This position will require walking and standing for periods of time throughout the day on uneven surfaces and/or across company property and into homes. This position can be very active and may require standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing for extended periods of time during the day. The employee may have to reach above shoulder height or below the waist or lift as required to file or store materials throughout the day. Proper lifting techniques are required. The individual must be able to lift and/or move items over 75 lbs. Lifting/moving items include but are not limited to furniture, appliances, maintenance supplies, boxes, ladders, tools, etc.

  • Stand or sit stationary position: must be able to remain in a stationary position up to 15% of the work day.
  • Walk, move, traverse: must be able to be active up to 85% of the work day. This person in this position needs to be frequently moving about inside the office to access file cabinets, office machinery, maintenance supplies and equipment, etc., as well as the interior of homes in the Natural Retreats’ portfolio and across company property.
  • Operate, Activate, Use, Prepare, Inspect, Place and Detect: Position constantly operates a variety of hand tools, shovels, lawn mowers, rakes, etc. Also, this person will constantly use hands to inspect, complete, and maintain inventory, perform maintenance-related work orders, etc.
  • Climb (stairs/ladders) or balance Ascend/Descend: Traverse frequently throughout the homes and properties and climb stairs, ascends/descends a ladder to service the lights, ceiling fans, gutters, roofs, porches, etc.
  • Stoop, kneel, crouch, or crawl: Position self (to), move constantly, positions self to move inside and outside homes and across company property on uneven surfaces, including but not limited to steep hills, driveways, etc.
  • Talk/hear communicate, detect, converse with, discern, convey, express oneself, exchange information: The person in this position frequently communicates with the staff, vendors, maintenance staff, inspectors, guests, and homeowners. Must be able to exchange accurate information in these situations.
  • See, detect, determine, perceive, identify, recognize, judge, observe, inspect, estimate, access: This individual must be able to detect when appliances, hot tubs, etc. are not working properly and recognize when items, walkways, doors, etc. are worn and/or a safety issue or concern. Must be able to make judgements to ensure the proper upkeep of homes and to ensure guest and homeowner satisfaction.
  • Taste/smell detect, distinguish, determine: Occasionally, this individual must be able to distinguish odours that may indicate a hazard and/or an unclean environment.
  • Carry weight, lift move, transport, position, put, install, remove: Frequently, this individual moves items such as furniture, appliances, and/or home goods weighing up to 75 pounds across parking lots and inside the interior of homes.
  • Exposure to the outdoors: This individual constantly works in outdoor weather conditions.
