POSITION SUMMARY: BASIC FUNCTION
Responsible for the tracking, reporting, and documentation of construction team performance and ensures team accountabilities are being met. Manages special construction projects for the Senior Vice President of Construction and Engineering and fills in for the Director of Construction Operations during periods of absence. Manages project controls and contract cost management team.
ESSENTIAL DUTIES & RESPONSIBILITIES
Manage Organizational KPI's (Key Performance Indicators) and develop report-outs on Organizational Performance for Construction and Data Center project teams. Develops dashboards for collection and online reporting of KPIs as required.
Manage the schedule, preparation, and content of the monthly Construction Project Ops reviews, Executive Ops reviews, Board of Directors and NTT Management meeting materials.
Preconstruction manager for all new-start projects; leads project kick-offs, weekly alignment meetings, estimate reviews and reporting prior to the onboarding of project teams.
Construction representative for site selection and due diligence activities. Assists in site master planning during land acquisitions, identifying risk and providing analysis and mitigation strategies prior to land purchase.
Develop and document organizational Project Delivery processes to ensure consistency of delivery across all projects and geographical locations. Manages and document key meetings and track completion/accountabilities of action owners.
Validates scope of work and writes contracts for all GCs, AEs, CxA and project consultants; ensures all vendor requirements including prequalification, purchase orders and insurance are filed prior to project start.
Leads CAPEX Enterprise Project and Portfolio Management efforts utilizing Earned Value Management. Responsible for Primavera P6 schedule and Unifier cost management inputs to track and monitor General Contractor and project team performance.
Facilitates the weekly Construction Team staff meeting and coordinates all required Construction team training.
Assist Corporate and project teams in accessing critical information and resources needed to maintain project goals and removes internal barriers which may be impeding project progress.
Construction representative for Corporate Projects, new initiatives and other stakeholder meetings as required.
KNOWLEDGE, SKILLS & ABILITIES
Ability to manage a multi-discipline team and stakeholders from a position of influence. Knowledge of RagingWire internal operations and processes a plus.
Must be very organized, analytical, and structured - strong process-orientation.
Understanding of Project Management, Planning, Construction Management, and Data Centers.
Ability to demonstrate strong capability and expertise in Excel, PowerPoint and SharePoint.
Proficient with computers to include the utilization of Microsoft programs such as Word, Project, and Outlook.
Strong executive presence - able to convey complex and technical concepts to a non-construction audience.
Able to work in a team environment. Even tempered and able to work through conflict with others

EDUCATION & EXPERIENCE
>5 years working in a corporate or large matrix organization environment.
Background, experience, and education in Construction Management, Data Centers, PMP/PgMP, is a plus.
BA or BS required. MBA or Degree in Construction Management is a plus.
PHYSICAL REQUIREMENTS
Primarily sitting with some walking, standing, and bending.
Able to hear and speak into a telephone.
Close visual work on a computer terminal.
Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments.
Able to lift and carry up to 20 lbs.
WORK CONDITIONS
85%: Standard office; Data Center environment with varying temperatures and loud noises; extensive daily usage of workstation or computer.
15%: Construction jobsite at various levels of development
SPECIAL REQUIREMENTS
Work out of the Sacramento site preferred; no telecommuting permitted.
Must possess a current, valid state-issued driver's license.
