C. Experience/ Requirements

The position of Superintendent requires the following:

  • 5 years of experience with construction in the restoration industry
  • Effectively and efficiently communicate using all electronic tools provided to them
  • Strong mathematical skills, excellent verbal and written communication skills, and customer service oriented
  • Highly knowledgeable with reading and analyzing plans, specifications and documentation of scope of work
  • Works well with all employees involved with jobsite; Able to receive feedback from peers and work effectively with them to move forward in the project
  • Exhibiting professional and tactful behavior, at all times, including under stress with customers and employees
  • Extremely well organized and able to work under pressure with multiple projects
  • Prompt and consistent attendance at work and job sites
  • Familiar with building, mechanical, electrical, plumbing and ADA codes
  • Familiar with and able to implement Cal/OSHA regulation for Construction Industry or other general safety requirement for construction
  • Flexibility with traveling is necessary
  • Physically lift up to 75 lbs

D. Working Conditions

Working conditions for this position include but are not limited to:

  • Work after hours, when necessary
  • Occasionally having to wear PPE (Personal Protective Equipment) depending on the situation / claim
  • Daily commuting is required
  • On occasion, there may be travel outside of California
 
Description

A. Job Summary

The Superintendent is solely responsible for and will be held accountable for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes. Superintendent shall schedule all subcontractors, consultants, and vendors, as well as ensure their completion of work within time allowed. The Superintendent shall be responsible for the coordination of work directed in the field and ensure work is performed in accordance with plans and specifications. Conflicts or revisions to the plan shall be communicated with the Project Director for mutual resolution, prior to execution of work that deviates from the approved plans. The Superintendent shall ensure job site quality control. This position reports directly to the Regional Operations Manager.

B. Key Responsibilities

Core responsibilities for this position include but are not limited to:

  • Oversee schedule and subcontractors, consultants, and vendors in critical path to ensure timely completion
  • Perform quality control duties and responsibilities regarding the work being performed
  • Communicate with project team regarding RFI’s, and Material Submittals
  • Ensure that subcontractor is fully executing and complying with his contracted scope of work
  • Coordinate required inspections with local jurisdictions
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards
  • Identify conflicts in construction progress and communicate them to project team for resolution
  • Perform Superintendent duties at multiple job sites, simultaneously
  • Walk all scheduled jobs to monitor activities, create and maintain written logs of the activities on the jobsite and assist in future planning
  • Ensure subcontractor has corrected all deficiencies identified
  • Ensure that the job site is always kept in a clean and organized manner
  • Perform job progress and completion punch list identification and completion
  • Budget, bid, and award subcontracts
  • Obtain permits or approval of revisions
  • Coordinate homeowner unit specifications with marketing staff
  • Identify areas of work that are outside of subcontracted scope
  • Preside at pre-construction meeting with each subcontractor
  • Opening the jobsite at beginning of the day and securing the jobsite at the end of the day
  • Assist in hiring sub-tier employees
