Description

YOUR ROLE:

As the Construction Superintendent, you are responsible for overall on-site construction oversight, effective client engagement, and for completing the work safely within established quality, budget, and schedule constraints. You are accountable for the site safety and successful completion of the project from bidding through construction.

WHAT YOU WILL DO:

Leadership

  • Provide effective on-site management through effective communication and leadership. Take a positive approach to working with both people and issues.
  • Clearly communicate project goals and expectations to the team of contractors and guide their success.
  • Conduct effective on-site meetings during all phases of construction. Manage weekly contractor progress meetings and Tool-Box Talks, and update meeting minutes for distribution.
  • Post-Bid interview and assist with contracting required subtrades.
  • Assist the team to proactively track and then successfully achieve meeting the construction schedule and overall project costs.
  • Identify and solve problems before they become issues that cost additional time and money.
  • Understand, promote, and utilize Progressive's established standards for process delivery.
  • Maintain positive relationships with employees, clients, contractors, and suppliers.
  • Model positive behaviors, values, mutual respect, collaboration, and ethical standards of the practice. Display high level of energy, enthusiasm, and responsiveness.
  • Consistently utilize excellent judgement and problem-solving skills related to independent decision making.

Management

  • Create project work scopes with Project Manager for bidding. Attend Pre-Bid meetings, and Post-Bid Interviews. Manage subcontractors to work scopes and contracts.
  • Create and maintain an overall construction schedule utilizing Microsoft Project or similar software. Coordinate with Owner and subcontractors. Prepare and execute project work plans. Monitor and alert the project team when changes occur in the project scope, and update schedules promptly.
  • Solve complex project issues by providing team support and technical advice while answering questions that arise in the field or in Requests for Information (RFI's.) Identify and solve problems in a timely manner in order to maintain schedule.
  • Ensure an organized job site is maintained throughout the project. Coordinate and supervise all construction activities. Create and maintain daily field reports of all construction activities.
  • Schedule and conduct general inspections of the workers, their performance, and safety during construction.
  • Promote job site safety, encourage safe work practices, and rectify job site hazards immediately. Enforce all safety programs and OSHA requirements on the jobsite. Maintain safety meetings with subcontractors and ensure site safety with all construction activities.
  • Direct all field personnel to achieve completion of the project on schedule and within budget, with quality workmanship that conforms to original plans and specifications.
  • Coordinate with local authorities having jurisdiction for all contractors.
  • Prepare project history and collaborate in closing out projects.

Staff Development/Retention

  • Mentor team members within area of expertise.
  • Foster and maintain a collaborative professional relationship with the entire Project Team, including Architectural Designers, Project Architects, Project Managers, and Engineers.

Project Quality

  • Provide constructability reviews of the Construction Document sets during their production to minimize issues during construction.
  • Understand Construction Documents and Specifications and ensure construction activities in the field follow the contract documents.
  • Participate with Lead Construction Operations to review project specific errors/omissions and assist with resolutions.
  • Prepare, schedule, and supervise completion of a final punch list.

Financial

  • Plan, monitor, and controls technical costs and scheduled performance goals of the assigned projects.
  • Work with the Lead Construction Operations to ensure that project profit goals are achieved.
  • Review, monitor, and update project financial reports in a timely manner when appropriate.
  • Review and approve pay applications from both subcontractors and Owner's contractors.

Commitment to Client Service

  • Serve the client's best interest and maintain positive relationships with customers, contractors, suppliers and employees.
  • Display passion for providing quality work and exceptional client experience, and actively encourage others to do the same.
  • Keep clients apprised of project progress on a regular basis. Initiate and maintain contact with other key project individuals for clarification, coordination, and negotiation of critical issues.

Business Development/Marketing

  • Define marketing opportunities, follow up on leads, and attend interviews.
  • Present a professional image through personal appearance and ability to carry and project yourself in a professional manner.
  • Collaborate in early involvement in proposals and contract negotiations to establish scope of work, schedule, and budget.
 
Position Requirements

YOUR QUALIFICATIONS:

  1. Bachelor's Degree in Architecture, Engineering, Facilities Management or Construction Management, or equivalent in education and experience required. Registered Architect, Engineer, Facilities Manager, or Construction Manager, holding a license, registration or CDT, PMI/PSMJ, or other certification in your area of expertise, desired.
  2. Minimum 5 years of related experience in a Construction Superintendent role.
  3. Proficient in MS Office tools (including Project, Word, and Excel).
  4. Health and Safety training, including CPR/First Aid Certification and OSHA 30 Hour Construction Training.
  5. An effective communicator, with strong oral, written, listening, and presentation skills. Strong interpersonal and organizational skills, with ability to communicate and manage well at all levels of the organization, both internally and externally, with diverse personalities. Strong team collaboration skills.
  6. High level of integrity and dependability with a strong sense of urgency and a results-driven orientation.
  7. Excellent problem solving, analytical reasoning, and creative reasoning skills with the ability to exercise sound judgment and make timely decisions based on accurate analyses of objectives, risks, implications and cost.
