Diversity at our agency means fostering a workplace in which individual differences are recognized, appreciated, respected and responded to in ways that fully develop and utilize each person's talent and strengths.   Position Superintendent- LIVE IN Coney Island   Full-Time/Part-Time Full-Time   Location Surf Vets- Coney Island   Salary   Days/Hours Monday - Friday; 8am - 4pm   Description Join the staff at Surf Vets Place, Concern for Independent Living's new 135-unit mixed-use supportive housing program in the Coney Island neighborhood of Brooklyn, which includes 82-studio units for homeless veterans recovering from mental illness and/ or substance use. The building Superintendent is responsible for supervising maintenance staff and site custodians in addition to being responsible for the ongoing maintenance and repair of the Surfs Vet apartments and building. This is a live-in position and includes after hours responsibility for emergencies at Surfs Vet and other NYC locations as needed. Responsibilities: Supervise the job performance of the maintenance staff and approve work schedules Assist with coordinating work schedules of the other building maintenance staff when a team of staff are needed at any one particular building in NYC Offer assistance and guidance to other NYC supers in resolving their building issues Assist with developing work schedules for the per diem staff in filling open shifts for the buildings Coordinate the servicing of Surfs Vet vehicles Responsible to ensure routine daily, weekly and periodic cleaning tasks are carried out by maintenance staff as per specific instructions Assist with the hiring of maintenance personnel Implement and organize ongoing safety meetings and trainings for all maintenance staff Complete and process work orders and assist in maintaining the work order system Ensure the entire building grounds and common areas are kept clean Minor and routine repairs and maintenance, both in units and interior and exterior of building Ensure that all building garbage and recyclables are placed for pick up at appropriate times and days All entrances, paths, sidewalks and stairways must be kept completely clear of any debris, snow, ice, etc. Prepare vacant units for occupancy Maintain inspection logs for standpipe/sprinkler, maintenance logs and all federal, state and city regulations Carry out and oversee preventive maintenance program throughout the buildings Performs a variety of work in the maintenance and repair of buildings and grounds Coordinate building systems maintenance with contractors and supervisors Perform monthly inspections of all common areas throughout the buildings Monitor the use and inventories of maintenance supplies and initiate reordering when necessary Maintain tools and equipment Respond to emergency calls including after hours response and rectify existing condition Performs additional maintenance tasks as assigned by the Assistant Property Manager or Property Manager Coordinates with the Director of the residential program and the Director of NYC Operations Remain current with all Agency required compliance documents and trainings.   Position Requirements High School Diploma or equivalent preferred plus 3 years’ experience and demonstrated ability. Full knowledge of all building systems, i.e., mechanical, electrical, heating, air conditioning, and plumbing. Possess carpentry, plumbing and light electrical experience. Must have full knowledge of building facility maintenance and general construction and have general knowledge of computers and software. Supervisory skills a must.
