CLASS SUMMARY: Responsible for performing routine building maintenance tasks which may include: carpentry, electrical, heating, ventilation, and air conditioning (HVAC) and/or plumbing. Performs other tasks as assigned. DISTINGUISHING ELEMENTS OF THE CLASS: I. IMPACT: The incumbent is directly responsible for the maintenance of CSB facilities. The safety of agency staff and hundreds of agency clients is dependent on the proper execution of the incumbent’s daily work. II. LATITUDE: Daily work responsibilities are primarily performed independently. Independent decision making is exercised daily. Long range planning is coordinated with the Facilities Manager. III. RESPONSIBILITY FOR THE WORK OF OTHERS: None. IV. INTERPERSONAL CONTACTS: Daily contact with agency staff, clients, visitors, and janitorial is required. Also works with vendors and building tenants. V. DIFFICULTY: Responsibility for performing routine maintenance of agency facilities to ensure necessary maintenance is accomplished while maintaining a safe, working environment for all staff. Work requires accuracy, attention to detail and compliance to strict time frames. Work frequently involves much physical labor involving heavy and dangerous equipments. VI. COMMUNICATIONS: Excellent written and oral communication is required, as incumbent routinely communicates with agency staff, tenants and vendors. VII. EQUIPMENT/FACILITIES RESPONSIBILITY: Primary responsibility for the maintenance and safety of the CSB facilities. VIII. WORKING CONDITIONS: Work is performed in a hazardous environment, in and around complex electrical, plumbing, and environmental equipment. Will be exposed to hot and cold weather. On a rotating basis, will respond to building and equipment related failures 24/7. IX. KNOWLEDGE, SKILLS, AND ABILITIES (KSA's) Strong communication and interpersonal skills. Must be customer orientated and have knowledge and understanding of clients served. Ability to understand and follow directions given. Knowledge of mechanical, electrical, plumbing and electronic equipment. Ability to use common tools. Knowledge of computer controlled HVAC equipment. Ability to maintain an inventory of repair parts. Good mathematical skills. Maintain equipment maintenance records. Ability to work effectively with agency employees and vendors. X. LICENSURE: Valid VA driver's license. XII. PRINCIPAL DUTIES AND RESPONSIBILITIES OF CLASS (ILLUSTRATIVE ONLY): Inspects buildings and equipment to determine functional systems to detect malfunctions or needed repairs and reports them to Facility Manager. Performs minor electrical maintenance to include but not limited to replacement or repair of fixtures (e.g. wall switches and outlets, light bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) uses appropriate hand, power and specialty tools. Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing hoses on washers and similar devices, etc.) Maintain and repair electrical switchboard and switching gear and pneumatic control equipment in all agency buildings. Perform minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc). Reconfigures, installs, positions, and remounts modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, files cabinets, etc) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks. Must work flexible hours which include rotation of 24/7 on-call to respond to building and equipment failures. Maintain appropriate maintenance records. XII. PHYSICAL REQUIREMENTS: Must have the use of sensory skills in order to effectively communicate and interact with other employees and the public through the use of the telephone and personal contact as normally defined by the ability to see, read, talk, hear, handle or feel objects and controls. Physical capability to effectively use and operate various hand and power tools. Ability to push a minimum of 100 lbs. and lift a minimum of 75 lbs. Walking, moving, carrying, climbing, bending, kneeling, crawling, reaching, and handling, sitting, standing, pushing, and pulling are required for this job. XIII.
