Job Summary:

The Chief Engineer / Senior Plant Operator provides skilled plant engineering services for the Academy Museum of Motion Pictures by applying technical expertise to equipment, systems and controls, and training and supervising department staff in the maintenance of mechanical equipment.

Duties and Responsibilities:

  • Operates chillers, boilers, cooling towers, and other plant equipment in a safe and efficient manner in order to maintain an environment that supports the mission of the museum.
  • Monitors, records and maintains proper water treatment in plant systems.
  • Oversees maintenance of fire alarms, sprinklers and related life-safety systems.
  • Schedules, repairs, and performs preventative maintenance procedures on equipment and systems both manually and through Building Management System (BMS) in accordance with manufacturer’s instructions and industry recommended best practices. Direct other staff and vendors in pursuit of this goal.
  • Performs regular rounds and takes gas and water readings.
  • Inspects, troubleshoots, and repairs cooling towers, AHU, VAV, FCU systems and related mechanical equipment.
  • Monitors all BMS system alarms and uses judgement and expertise to analyze problems, make adjustments, and call service vendors to make repairs as needed.
  • Maintains files such as the central plant log, lock out tag out records, safety and training records, and records of completed work.
  • Provides reports requested by other departments. Researches and recommends changes that enhance efficiency. Operates ancillary systems that support museum operations. Reports deficiencies to the department manager. Maintains daily and long-term records.
  • Trains and supervises maintenance staff on appropriate maintenance tasks on airside mechanical systems.
  • Manages maintenance agreements for the safe and proper operation of all mechanical equipment and inspects the work by outside contractors and vendors.
  • Maintains appropriate supplies and tools to complete all work.
  • Complies with all applicable Cal-OSHA, NFPA, EPA, NEC and other state and local building codes.
  • Actively participates in safety inspections, training, hazard abatement, Cal-OSHA Compliance, etc. to ensure a safe environment for staff and guests.
  • Prepares department budget and monitors expenditure of funds in budget. Recommends to supervisor capital expenditures, service contracts, and training for the ongoing efficient operation of all systems.
  • Participates in building commissioning and training with commissioning agent and building team.
  • Respond quickly to emergency calls.
 
Position Requirements
  • Valid California driver’s license with fewer than three DMV points and proof of insurance.
  • EPA 608 refrigeration license.
  • High School diploma or GED.
  • Completion of basic electrical training classes.
  • Four to five years of experience operating central plant centrifugal chillers, boilers, cooling towers, AHU, VAV, FCU, and water treatment systems.
  • Experience working with voltage levels between 5V and 480V. Experience working with single and three phase circuits and components.
  • Proficient computer skills and demonstrated experience with office software, email applications, work order systems and BMS systems.
  • Ability to read and understand design drawings, as-built shop drawings, maintenance manuals, and control drawings.
  • Knowledge of water treatment principles for boilers, chiller systems, and cooling towers.
  • Must be able to lift a minimum of 30 pounds and work at heights and in confined spaces.
