ESSENTIAL JOB RESPONSIBILITIES: 2% Manage and maintain facilities and grounds. Receive and prioritize facility and grounds maintenance requests. Monitor and coordinate scheduling and completion. Assign work between Facility Maintenance Specialist and self. Request and coordinate with contractors as needed. Perform quality checks of work done by staff and contractors; ensure work is completed and finished in a professional manner. 65% Perform routine and emergency maintenance and repairs to include plumbing, carpentry, electrical, HVAC, dry wall repair, painting. Purchase supplies and parts as needed; obtain appropriate approvals. 5% Perform and document periodic walk-throughs and inspections for Main Office, CSR Center and lodges. Check function of smoke detectors, fire extinguishers and security systems. Check for plumbing leaks as well as observing condition of lights, equipment, windows, doors and locks, a/c units and toilets. Check for and remove all graffiti. Perform needed repairs, reporting significant issues to Supervisor. 10% Perform administrative duties in a timely and accurate manner ·Answer and respond to phone calls and emails - Track and document time and money spent per program/department

- Train staff as required to fulfill duties
- Schedule as needed; assume duties as needed in their absence
- Monitor performance; provide ongoing feedback, timely evaluations and disciplinary actions as necessary
- Provide ongoing training and encourage professional development
2% Coordinate facility, janitorial and grounds maintenance services for all properties owned, leased or operated in. Manage vendor contracts related to operations. Conduct annual review of existing contracts and coordinate all new contracts; forward to supervisor for approval. - Air conditioning and heating

Associates degree or vocational/trade certificate in Construction, HVAC or Logistics preferred. Experience with purchasing and/or transportation a plus. EXPERIENCE: 3 – 5 years experience in diverse maintenance functions, 5+ years preferred; 3 – 5 years supervisory experience, 5+ years preferred; 2 – 3 years in a customer service focused environment. ATTENDANCE: Must maintain regular and acceptable attendance at such level as is determined in the employer’s sole discretion. LICENSES: Drivers License and clear record. VEHICLE: Must have daily use of a vehicle without prior notice. OTHER: Must be available and willing to travel to various locations and with such frequency as the business need dictates; including deployment within 24 hours to disaster locations for as long as 2 – 4 weeks. Must be available and willing to work nights, weekends and holidays and on an on-call basis as required to meet business needs and report on short notice.
