Koniag Technology Solutions is seeking a Rent Program Business Analyst to work with our client in Washington, DC. This position will be in the Washington, DC area.

This position requires a TOP SECRET CLEARANCE.

This is a direct, full time position with our company, working at the client site.

KTS is looking for an excellent communicator with consulting skills to perform rent program analysis. Our ideal candidate is logical and proactive, thinks through their activities and understands how their work contributes to KTS’ value to the client, as well as how their work fits with our work and other work at the client. They then take action to help the team deliver that value. Prior or current work experience at the FBI is highly desirable.

The candidate must demonstrate excellent written and oral communications skills, be self driven, and work collaboratively with the members of the project team. The ideal candidate will demonstrate excellent listening skills and ask relevant insightful questions in interactions with colleagues and client. The candidate will be able to capture and present ideas articulately and persuasively to colleagues and clients, promote team morale, and enhance productivity.

Essential Duties and Responsibilities:

The successful candidate will:

  • Help manage the vast array of rent, lease, budget, and reporting information critical to the administration a $600M rent portfolio
  • Provide executive leadership with the critical real estate information needed to responsibly manage the Program and balance the relationship between responsible rent spend and enhanced mission requirements.
  • Help manage the overall spend through budget formulation, Occupancy Agreement (OA) Processing, requisition creation and management, and billing of rent against projections.
  • Report adherence to internal and external requirements including those from OMB, and GSA.
  • Support the development and maintenance of existing processes, data structures, document organization, and program management.
  • Gather, proof, and prepare incoming OAs
  • Provide analysis of existing or proposed OAs and Program Directive planning documents.
  • Periodic reporting on all activities and documents.
  • Reconcile operating expenses and taxes
  • Ensure that requisitions and program planning updates are fed into the budget and maintained throughout the year
  • Help develop , establish, and maintain internal controls on lease management,
  • Support the abstraction of Leases in the Property Application(s)
  • Identify, document and report data inconsistencies by reviewing Rent Program data stored within various IT tools, those both internal and external.
  • Maintain existing SharePoint site and hard copy storage while working with client personnel to merge required information into new or updated systems, as necessary.
Position Requirements

We are looking for an experienced Rent Program Business Analyst with the following experience and skills to work at our client’s location in Washington, DC:

  • Top Secret clearance required
  • A bachelor's degree is required; Master's degree preferred
  • A minimum of 5 years of job related experience is required
  • Commercial Lease Management or Certification in CCIM is preferred
  • A minimum of 5 years of commercial, government or General Services Administration (GSA) lease management and analysis experience is required
  • Lease abstraction and rent management and audit experience is required
  • Microsoft Office Suite, SharePoint, Microsoft Access and Adobe Acrobat experience is required
  • Prefer experience in Real Estate, lease management and/or lease audit
  • Must have strong skills in rent and payment scheduling
  • Logical reasoning abilities
  • Excellent verbal communication
  • DOJ/FBI experience preferred

Working Environment & Conditions

This position is primarily indoors, consistent with a standard office position and has a noise level of mostly low to moderate. The incumbent is required to stand; walk; sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; talk and hear. The work load may require the incumbent to sit for extended periods of time. The incumbent must be able to read, do simple math calculations and withstand moderate amounts of stress. The incumbent must occasionally lift and/or move up to 25 lbs. Specific vision abilities required by the job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.
