Description

Philabundance is seeking a Facilities Manager to direct facilities maintenance operations for property at 4 locations, including warehouse/food storage and offices. This position will manage a staff of Facilities and Janitorial Associates as well as the management of facilities-related vendors including but not limited to outside landscaping services, cleaning personnel, and special utility programs. General facilities management includes preventative and corrective maintenance, landscaping/grounds and custodial as well as all special projects that require building and grounds involvement. Work closely with the Facilities Supervisor, Warehouse Supervisor and Director of Logistics on areas such as space planning, pest control, waste management, safety, equipment maintenance and repair. This position also works closely with all departments on business continuity, operations, and procedures. Position manages special construction projects as necessary.

Primary Responsibilities:

  • Develop and maintain space plans for office and warehouse facilities

  • Manage and directs staff or vendors (and assists directly as necessary) regarding the maintenance and repair of equipment and buildings, plumbing systems, electrical systems, HVAC systems, alarm systems, landscaping, pest control and parking.

  • Strong organizational, planning, prioritizing, project management skills, and ability to develop staff
  • Excellent customer service skills
  • Ability to lift at least 40-50 pounds at a time throughout an 8-hour shift
  • Ability to work independently within a defined operating system
  • Ability to handle multiple assignments simultaneously
  • Ability to read blueprints
  • Strong knowledge of HVAC and energy management systems
  • Strong Mechanical skills on various machinery; Comfortable using hand tools

  • High energy level, strong sense of initiative, creative problem solving, flexibility, discretion, and a sense of humor
  • Comprehensive knowledge of equipment and facility maintenance programs and
  • procedures

  • Considerable knowledge of safety principles and practices
  • Essential Job Functions:

  • Work in a seated position up to 8 hours a day, 5 days a week
  • Physically capable and available for snow removal, which would include shoveling, or operating a snow blower on weekdays or weekends
  • Bend, stoop/squat, and walk intermittently throughout the day
  • See, hear, and speak with sufficient capability to perform assigned tasks
  • Perform office tasks using simple hand grasp, fine hand manipulation, and reach associated with assigned tasks such as use of telephone.
  • Ability to lift at least 40-50 pounds at a time throughout an 8-hour shift.
  • Ability to work in an industrial freezer at temperatures of -10 to 40 degrees Fahrenheit.
  • Demonstrate cognitive ability to:
    • Follow directions and routines
    • Work independently with appropriate judgment
    • Identify logical connections and determine sequence of response
    • Process up to 2-3 steps ahead
 
Position Requirements

Primary Responsibilities:

  • Develop and maintain space plans for office and warehouse facilities

  • Manage and directs staff or vendors (and assists directly as necessary) regarding the maintenance and repair of equipment and buildings, plumbing systems, electrical systems, HVAC systems, alarm systems, landscaping, pest control and parking.

  • Negotiates all vendor and utility contracts

  • Manage schedules and facilitate all applicable building codes, related licenses and compliance inspections

  • Assists with the overall safety (including food safety) programs for all facilities

  • Assists in managing AIB annual audits with a satisfactory results and unannounced USDA, USFDA inspections

  • Assists with annual budgeting

  • Coordinate and implement emergency facility procedures

  • Maintain a Facilities work order system for all the facilities and staff

  • Work closely with the Warehouse Supervisors to support all warehousing functions

  • Handle all special projects that require building and grounds involvement

  • Accept work related/emergency calls during non-working hours

  • Other duties as assigned

  • Experience and Education:

  • 5-7 years’ experience in Facilities Management and Construction Project Management position

  • Some college or technical certification a plus

  • Computer literacy required including Excel and Outlook

  • Management of multiple facilities

  • Strong preference for experience with warehouse operations, forklift operations, commercial refrigeration, and safe food handling

  • Current Driver’s License, proof of insurance and access to reliable transportation
