POSITION SUMMARY: BASIC FUNCTION

The Design Project Manager is a key member of the Critical Facilities Engineering and Design team and a significant contributor to the Design/Build/Operate effort. This person works closely with the Design Director to supervise an Architectural design team in collaboration with the other discipline leaders and support personnel.

The Design Project Manager is responsible for overseeing design development, as well as the production of construction documents and specifications. This effort involves coordination between RagingWire experts and outside consultants including Structural, Mechanical, Electrical, and Civil Engineers and Landscape Architects.

The Design Project Manager is also responsible for managing one or more design projects under the oversight of the Architectural Design Director. Their duties may extend to non-technical or accounting tasks related to the delivery of the work.

The ideal candidate will be a creative, detail oriented problem solver with excellent communication skills that can achieve high quality standards while carefully considering cost and feasibility factors. This person should possess good design judgment to meet project objectives, with the ability to collaborate with a diverse interdisciplinary team focused on creating and maintaining the best Data Center environments in our industry.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Assisting in the preparation and execution of Architectural and Engineering Consultant Agreements defining Scope of Work, Scope of Services and Fees based on Owner's Project Requirements, Architectural Program, and building systems selected for power and cooling. Familiarization with AIA documents required.
  • Preparing Architectural Engineering solicitations for services including Request for Qualifications/Request for Proposals; evaluation of same and justification for selection.
  • QA/QC review of AE Consultant documentation.
  • Review and approval of AE Consulting Invoices
  • Interaction with AHJs (Authorities Having Jurisdiction) for initial planning, requirements identification and approvals, and maintaining relations through the approval process and after the Project completion.
  • Developing fast-track design schedules taking into account AHJ approval timelines and its interface with the Construction Schedule.
  • Mitigation of potential design schedule delays through negotiation with AHJs, property owners and RagingWire's agents.
  • Participation as Owner's representative in AOC and OAC meetings; keeping internal stakeholders knowledgeable of design elements and changes; coordinating design presentations between Owner group and AE Consultants.
  • Contribution to the continuous development of RDC Building Standards.
  • Assistance with existing facilities' capital and Tenant Improvement projects.
  • Develops design concepts based on Owner's Project Requirements and the Architectural Program.
  • Oversees design work of outside Architectural and Engineering consultants of all disciplines to ensure an integrated and cohesive design.
  • Prepares, develops, and edits specifications.
  • Evaluates, selects and/or approves materials and products.
  • Leads day-to-day construction administration activities including coordination with the Contractor, Owner, and Consultants to maintain project progress.
  • Presents design solutions to internal department representatives and/or Authorities Having Jurisdiction.
  • Evaluates job performance, organizes and lead team meetings involving consultants and/or owners.
  • Provides oversight and monitoring of the work performed by internal architectural staff.
  • Performs Site/Project Due Diligence Studies and reports to Executives as to feasibility of site, schedule, and budget.
  • Oversees as-built drawings and other documentation for substantially completed projects.
  • Prepares project specific design work plans, schedules and budgets for Construction resources.
  • Attends and leads project team meetings.
  • Prepares and/or reviews code analyses.
  • Supervises and conducts QA/QC reviews.
  • Performs other duties as assigned.

KNOWLEDGE, SKILLS & ABILITIES

  • Knowledge and training in architectural design.
  • Excellent communication skills, both written and verbal.
  • Public speaking experience.
  • Thorough knowledge of Building Code in the state of residency, International Building Code, Federal Guidelines for Americans with Disabilities, and OSHA.
  • Ability to produce and coordinate a complete set of construction documents for permitting and bidding on projects varying in size.
  • Ability to demonstrate effectiveness in working in a team setting.
  • Experience in interfacing and coordinating intra-disciplinary departments to assess departmental needs and program requirements.
  • An understanding of design and construction budgets, and how to balance design requirements to the established budget.
  • Ability to develop creative and innovative solutions to reduce costs with no impact on quality and reliability.
  • Ability to research technologies, and construction methods of data center equipment and facilities, with skill to incorporate best ideas into RDC designs
  • Ability to develop and take new design concepts through detailed design, peer review, executive review, construction and operation.
  • General understanding of Civil, Structural, Mechanical, and Electrical design concepts.
  • Strong team player with good interpersonal and management skills.
  • Proficient in MS Excel, MS Word, MS PowerPoint, Outlook, drafting software (ACAD and/or Revit).

EDUCATION & EXPERIENCE

  • Bachelor's degree or Masters in Architecture (or Professional Architectural registration with five years relevant data center experience)
  • Professional Architectural license
  • 10 years minimum experience in the architectural field with minimum (5) years as a licensed Architect in the State of residency. Experience must include having the responsibilities of a Project Architect working directly with a Project Designer and have exposure in managing a project from Concepts to Occupancy. Knowledge in production documentation, including coordinating mechanical and electrical disciplinary documentation is essential.
  • Minimum 10 years of experience with industrial and commercial architectural design (preference for data center or other specialized experience in Critical Facilities or other technically sophisticated project types).
  • Direct experience with new construction, tenant improvements and capital improvement projects.
  • Experience with consultant negotiation and management.
  • Experience with design-assist projects
  • Prior experience leading project teams
  • Experience with Revit and/or other BIM applications.
  • Experience with other 3 dimensional modeling and graphic applications

PHYSICAL REQUIREMENTS

  • Primarily sitting with some walking, standing, and bending.
  • Able to hear and speak into a telephone.
  • Close visual work on a computer terminal.
  • Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments.
  • Able to lift and carry up to 20 lbs.

WORK CONDITIONS

  • Standard office environment with extensive daily usage of workstation or computer.
  • Some work in a Data Center construction and operating environment with varying temperatures and loud noises.

SPECIAL REQUIREMENTS

  • Some travel to support due diligence, design and construction of data centers properties across the US.
  • No telecommuting; must work on-site
  • Must possess a current, valid state-issued driver's license.
