Share Email Opening Title Associate for Property Management and Insurance, Application Close Date: August 21, 2015  Ministry Team Common Services   Reports To Chief Administrative Officer   FLSA Status Exempt   Salary Grade 9   Full-Time/Part-Time Part-Time   Category National and Global Ministries, Cleveland, Ohio   Starting Salary   Description   GENERAL PURPOSE OF POSITION:  Oversee the management of the physical facilities and Insurance services at 700 Prospect and serve as Safety Director for the National and Global Ministries.   ESSENTIAL FUNCTIONS AND RESPONSIBILITIES: Serves as the liaison to all ministries and entities for property and liability insurances in consultation with the UCCIB Manages the maintenance and security operation of the Church House, including supervision of staff and the security of property Ensures ancillary services (e.g., window cleaning, carpet cleaning, building janitorial services etc.) are monitored and managed effectively At the direction of the CAO oversees the coordination of building space allocation and layout providing the CFO with such information for the purposes of establishing rent payments Plans for facility modifications, including cost estimates as directed by the CAO Manages preventative maintenance, including HVAC, elevator and electrical Manages and oversees any major construction, improvement or repair Solicits and reviews bids and quotes and negotiates contracts for repairs Serves as safety director for the Church House.  Monitors safety regulatory changes as they occur, prepares written safety programs and policies in consultation with the CAO and HR Director; ensures a safe environment for employees, occupants and visitors. Maintains security standards that are consistent with the ethos of the church and convenes safety team and Floor Marshal’s throughout the year for updates, planning, and training. Responsible for the maintenance and implementation of the Crisis Management Plan for the UCC.  This is for both temporary and long term crisis planning. Serves as the liaison to IT Consulting Services as directed by the CAO.  Attends Greater Cleveland Safety Council Meetings and other Community Partner programs related to position and as directed by the CAO.   Competencies Customer focus Collaboration Skills. Communication Proficiency  Problem Solving/Analysis Teamwork Orientation Technical Capacity Project Management   Supervisory Responsibility This position directly supervises security and maintenance employees.     Position Type/Expected Hours of Work This is a two day per week part-time position.  The two days are negotiable and the general work hours are Monday through Friday 8:30 a.m. -5:00 p.m.  However, this position may require on-call duty and the ability to work during nonstandard hours when the need arises.   Position Requirements   MINIMUM QUALIFICATIONS: The requirements listed below are representative of the knowledge, skills and/or abilities required to perform successfully in this position. Bachelor’s degree in a business related discipline or equivalent experience Minimum of five years of progressive experience in a multifunctional property or business management capacity. Understanding of federal and state occupational safety and health regulations   Knowledge and experience of the  insurance industry Demonstrated business management skills, including experience in contract review to assess potential legal concerns Experience in IT management and oversight Demonstrated leadership style and skills working with a richly diverse employee population; ability to interface at all levels of the organization Excellent written and oral communication skills Strong internal customer service focus Ability to manage multiple projects and priorities effectively Proficiency in MS Word, Excel, Outlook   This job description is not intended to be a complete list of all duties and responsibilities required for the position and is subject to review and change at any time in accordance with the needs of the ministry.
